Lipky Apartment is a two-level office space in the center of Kyiv, designed as an environment for both work and informal interaction. The primary goal was to combine contemporary architecture with the clients’ collection of vintage items, including a significant amount of Asian antiques.
The space is organized as an open layout without partitions: each floor functions as a unified environment where zones are defined solely by furniture. The ceiling height is approximately 4 meters on the first level and 3 meters on the second. The interior preserves exposed concrete ceilings, while the walls are finished with decorative plaster that replicates the texture of concrete formwork, creating a calm architectural backdrop.
A key principle of the project was not stylistic imitation, but the search for an internal logic that connects diverse elements. Vintage pieces, contemporary furniture, and custom details are unified through materials, colors, and textures that resonate across different zones. The space includes a working area, a zone for informal meetings, and a chess area, which was essential for the clients.
A distinctive feature of the interior is the lighting along the staircase — a combination of wood with carved animalistic ornamentation and custom-made blown glass with a relief texture.
The interior is built on the principle of a neutral, understated background, where materiality, light, and proportions play the central role, allowing decor and art to evolve alongside the life of the space.
